December 2024 Market Report For Our Communities

Across the region, we saw dips in some important categories. Decreases included; Active Listings and Average Price. Active Listings were down across the communities as the market started to wind down in anticipation of the Holiday Season. However, buyers that are looking at this time of year are always motivated and we saw a nice 14% rise in sales across the region and also a smaller Days On Market.

A combination of the Holiday Season along with the anticipation of another rate change saw the local markets slow down. Locally, we saw decreases across the board in Average Prices except for in Tiny, where we saw a massive 76% rise in Prices. In most communities we also saw Sales Activity was up and Days On Market were down – a great sign that the Buyer’s whom are shopping right now are highly motivated and active. With interest rates continuing to drop, we are expecting to continue to see a rise in prices across the region. Our Favourite Roast Potato Recipe

Whether you’re enjoying a Turkey, a Ham or even a Meat Alternative this Christmas, I think we all agree that a staple of Christmas Dinner is roast potatoes! As simple as roast potatoes can be, there’s a handful or tiny, but important details that when combined give you this ultimate recipe… please enjoy these luxury “For Sale On Georgian Bay Roast Potatoes” – you can thank us later!

Ingredients:

  • 2.5kg of medium sized Maris Piper potatoes
  • 4 tablespoons of unsalted butter
  • Olive Oil
  • 1 bulb of garlic
  • 1/2 a bunch of fresh sage

Prepare The Day Before

1. Peel the potatoes, keeping them whole, and ideally all about the same size (8cm). Parboil them in a pan of boiling salted water for 15 minutes – this will ensure that the insides become really fluffy.

2. Drain in a colander and leave to steam dry for 2 minutes – this will help the butter to stick to the potatoes. Give the colander a few light shakes to rough up the edges of the potatoes, giving you maximum surface area for a crispy exterior as they roast.

3. Place the butter and 1 tablespoon of oil in your largest roasting tray. Tip in the potatoes, add a good pinch of sea salt and black pepper, then toss to coat, and spread out in one fairly snug, even layer but with small gaps between them.

4. Cover and place in the fridge overnight.

On The Day

1. Preheat the oven to 180°C/350°F

2. Squash the garlic bulbs, then lightly crush each unpeeled clove and add to the tray – this gives you sweet, caramelised garlic and adds a gentle perfume to the potatoes.

3. Roast for 1 hour, or until the potatoes are crisp and golden all over.

4. Remove the tray from the oven. We’re nearly there, but we’ve got one last application of love and care, which is the game-changer. Gently half-squash each potato with a fish slice or masher so they kind of push into each other and fill the tray.

5. Pick the sage leaves and – importantly – toss with a little oil (this will transmit the flavour and make them deliciously crisp). Sprinkle the sage over the potatoes and roast for a further 20 to 25 minutes, or until golden and amazing.

November 2024 Market Report For Our Communities

Across the region, we saw gains in some important categories this month. Increases included; Sales Activity and Average Price. Active Listings were down across the communities as the market started to wind down in anticipation of the Holiday Season. However, buyers that are looking at this time of year are always motivated and we saw a nice 23% rise in sales across the region.

In our communities we saw large spikes in average prices. Each community other than Tay saw large increases including a 63% increase in Penetanguishene and a 66% increase in Tiny. With interest rates continuing to drop, we are expecting to continue to see a rise in prices across the region. October’s statistics reveal a market that is maintaining its upward momentum. As we hurtle towards the Winter season, we anticipate this balanced trend to continue.

October 2024 Market Report For Our Community

Across the region, we saw gains in all the important categories this month. Increases included; Active Listings, Sales Activity and Average Price. This follows the trend that we saw during the pandemic that prices will rise as interest rates drop. With prices up, this is great news for sellers whilst this month brings great news for Buyers too with Active Listings seeing a bump.

In our communities we saw a mixed bag for Average Price with 3 decreases and 2 increases. However, Active Listings were up in Midland, Penetang, Tiny & Tay whilst we saw huge increases in sales across the board. A huge 133% increase in Springwater, 79% in Midland and 67% in Penetanguishene. October showed us a strong market for both Buyers and Sellers and we experienced a busy month in the market.

September 2024 Market Report For Our Communities

Across the region, major gains in all the important categories this month. Increases included; Active Listings, Sales Activity and Average Price. This follows the trend that we saw during the pandemic that prices will rise as interest rates drop. With prices up, this is great news for sellers whilst this month brings great news for Buyers too with Active Listings seeing a bump.

In our communities we saw large increases for Average Price and Active Listings in both Midland and Penetang whilst more modest increases appeared in Springwater. Penetanguishene saw a 112% increase in Active Listings. Midland showed a 17% increase and Penetanguishene a 21% in Average Prices. September showed us a strong market for both Buyers and Sellers and we experience a busy beginning to the Fall Market.
