Market Report For Barrie And Simcoe County – September

A look back at September 2020 compared to August 2020 and why it’s a great time to list your Property for Sale.

The housing market in Barrie has continued to rebound during Covid-19 as Barrie saw consistency for both the number of properties sold in September and the Sale Price too. Barrie saw a rise of 3.8% during September 2020 as 329 properties were sold. A small increase on the sale prices too at 0.07% with the average sale coming in $567,916 compared to $567,469 of August.

Simcoe County (Excluding Barrie) saw a small raise for sales prices at $656,752 – that’s a 0.96% increase compared to August. 

Large numbers of properties were sold across Simcoe, with just over 700 homes being sold. Despite the large volume of homes sold, we did see 10.91% decrease compared to the 788 homes sold in August. 

All this points to it being a great time to sell you home, there are clearly motivated buyers out there, home prices are trending upwards and there’s been a small drop in inventory so you’ll face less competition on the market.

Proudly Supporting Breast Cancer Awareness Month!

As October nears, so does the Canadian Cancer Society’s Breast Cancer Awareness Month. This year, For Sale On Georgian Bay will be proudly supporting this amazing cause for the month of October. 

We will be turning all of our For Sale signs across the community bright pink along with all of our social platforms, so be on the look out as we help raise awareness about Breast Cancer. Special mention to North Simcoe signs in Midland who were incredibly kind and generous in donating 50% of the printing costs of our Pink Signs. Thank you for your help and support towards this cause. 

Did you know that the latest stats from the Canadian Cancer Society indicate that 1 in 8 women will develop Breast Cancer. Awareness and early detection is crucial, combine that with the better therapies that we have access to now, means that we’ve seen a 44% decline in the Breast Cancer death rate since 1988. Despite this, the number of Breast Cancer diagnoses is estimated to increase 25% between 2015 and 2030 and that’s why it’s so important to support Breast Cancer Awareness Month. 

We will be rolling out different fundraising campaigns across the month of October and making regular donations in aide of the Canadian Cancer Society so stay tuned, get involved and think PINK!

Market Report For Barrie and Simcoe County

A look back at August 2020 compared to August 2019 and why it’s a great time to list your Property for Sale.

The housing market in Barrie has continued to rebound during Covid-19 as Barrie saw large increases year over year for both the number of properties sold in August and the Sale Price too. Barrie saw a rise of 42.9% during August 2020 as 320 properties were sold. A nice increase on the sale prices too at 15.7% with the average sale coming in $567,469 compared to $490,466 of 2019.

Simcoe County (Excluding Barrie) saw even bigger raises for sales prices at $660,128 – that’s a 59.8% increase compared to 2019.

Large numbers of properties were sold across Simcoe, with just under 800 homes being sold. Compare this with last year in August when 500 homes were sold, that’s an increase of 31.5%.

All this points to it being a great time to sell you home, there are clearly motivated buyers out there and home prices are trending upwards.

“Slow Down’ Campaign A Huge Success!

Throughout August and September, we’ve been giving away complimentary “Slow Down” signs within the community to anyone that needed one. Because, sometimes in life, we all just need to take a moment to slow down!

With the kids heading back to school, life was back in the fast lane for many and just a small visual reminder to motorists could make all the difference to a child’s life.

We were blown away with the support of the community with this campaign and can’t thank everyone enough that got behind the initiative and asked for a sign. We have given away 100’s of signs from Georgian Bay all the way to Barrie and Orillia.

Now that we’ve run out of signs we want to give a big shout out to everyone that asked for one – it was so amazing getting to meet so many members of our communities and hearing your feedback on the campaign, how busy the roads are and just chatting about the market.

We’re already planning and looking forward to next year’s campaign!

August Market Report In Our Communities

A look back at August 2020 compared to July 2020 and why it’s a great time to list your Property for Sale.

What a great Summer we had on Georgian Bay, but where did it go? Let’s hope for some warm and sunny Fall weather over the coming weeks. As quickly as summer flew by, the housing market continued to gather pace too. 

The housing market has continued to rebound during Covid 19 and July saw large increases across the board compared year over year. This trend has continued into August and we’ve actually seen, on average a 18.3% raise in the amount of home sales in Midland, Penetanguishene, Tiny Township and Tay Township.

During August, buyers were flocking towards Tay Township where we saw a remarkable 285% increase in the number of homes sold compared to July. Tiny Township proved to be the most popular community among buyers as 39 sales were recorded in August.

It’s not just the amount of homes that has risen, house prices are also going up. The sale price of Homes in August 2020 has increased, on average 1.3% between Midland, Penetanguishene, Tiny and Tay. Although a modest increase across our communities combined, in Penetanguishene, we saw the average sale price rise 16.9% to $529,445 in August.

Whilst the number of homes and the sale price have both risen, we are still seeing a shortage of inventory on the market. Bearing in mind that despite there being fewer homes available, there has been an increase in Sale Price and Homes Sold – this means that it’s a GREAT time to list your property for sale.

Market Report In Our Communities

A look back at July 2020 compared to July 2019 and why it’s a great time to list your Property for Sale.

As those summer nights are slowly drawing shorter, we all start to look forward and plan the rest of the year. There’s lots going on, things are returning to normal more and more everyday, the kids will be going back to school before we know it.

Despite everything going on, the housing market has continued to rebound during Covid 19 and we’ve actually seen, on average a 28.9% raise in the amount of home sales in Midland, Penetanguishene, Tiny Township and Tay Township. Looking back at July 2019, there were significant raises across our area in the number of homes being sold in July 2020, Penetanguishene alone saw a 50% raise.

It’s not just the amount of homes that has risen, house prices are also going up. The sale price of Homes in July 2020 has increased, on average 25% between Midland, Penetanguishene, Tiny and Tay. Homes in Midland have risen to on average $493,539 as a final sale price.

Whilst the number of homes and the sale price have both risen, there has been a dramatic decrease for inventory in our Community at -39.6%. Bearing in mind that despite there being fewer homes available, there has been an increase in Sale Price and Homes Sold – this means that it’s a GREAT time to list your property for sale.

What’s Re-opening in our Communities?

As we all slowly begin to re-open across our region and try and resume normal life, we thought it would be helpful to share what is open and what restrictions are in place – so that we can all enjoy everything Georgian Bay has to offer.

AREA ATTRACTIONS

Balm Beach Go Karts: Open Saturdays and Sundays 11AM to 7PM, weather permitting for go-karting.

Elmvale Jungle Zoo: Now open (weather permitting), but visitors must reserve a timeslot from their website. Payments will be made at Admissions (Debit/Credit/Cash) and not online.

Huronia Museum:​ Now open, however the outdoor pre-contact Ouendat village remains closed. Visitor bubbles of up to 6 people will be allowed entry every 30 minutes. You can pre-book a timeslot or walk-ins can wait for the next available timeslot.

Rounds Ranch:​ Now open​. Tickets can be purchased online or onsite by debit or credit. All patrons must stay one horse away from each other. Masks are encouraged but not required. To learn more about safety protocols, visit their website.

Skydive Wasaga Beach: Now open, with special safety protocols in place.​ Make your reservation online.
​TreeTop Trekking at Horseshoe Resort:​ Open for reduced capacity. Visitors must reserve their timeslot online before arriving.​ ​​Check their website for safety protocols and what to expect.

Wasaga Beach Adventure Park:​ Open Wednesday to Saturday for axe throwing, laser tag, archery tag, paintball and airsoft. All activities are outdoors. No spectators permitted at this time. ​Online booking available on their website.​

Wye Marsh Wildlife Centre: Now open. Please respect one way trails at entry and exit points. Admission will be by donation in the parking lot. There is access to portable washrooms, but the Center remains closed to the public.

ONTARIO PARKS CAMPGROUNDS

​Starting June 22, all other Ontario Parks campgrounds in regions entering Phase 2 will gradually open. Please consult the Ontario Parks website to see which parks are open and what amenities are available. Roofed accommodations (e.g., yurts, cabins and lodges, where available), park store and rental operations, visitor centers, and sports fields will be phased in over the next several weeks.  

Facilities such as showers, laundry, group camping, picnic shelter rentals and swimming pools will remain closed for the rest of the 2020 season. 

PRIVATE CAMPGROUNDS

Please contact private campgrounds prior to visiting.  New booking and reservations may be required.​

OUTDOOR SPLASH PADS & POOLS

Water recreational facilities such as outdoor splash pads and wading pools, and all swimming pools are able to open.​

DRIVE-INS

Drive-in and drive-through venues for theatres, concerts, animal attractions and cultural appreciation are able to open.​

Sunset Barrie: Purchase your tickets online only. NO tickets will be sold at the box office.​​

GOLF

As of May 16th, Simcoe County golf courses are able to open. Please contact your golf course of choice for details on safety protocols.
