The real estate market in Simcoe County continues to show signs of balance this summer, with steady sales activity, a growing supply of homes, and prices holding relatively stable. For both buyers and sellers, July offered a market with opportunities on both sides of the table.
Sales Trends
In July 2025, Simcoe County recorded 425 home sales, a 4.94% increase compared to the same month last year when 405 homes changed hands. On a monthly basis, sales dipped slightly by 4.49% from June, as activity began to level out after the busy spring season.

Pricing Snapshot
The average sale price came in at $831,428, which is 7.77% lower than July 2024. However, prices did edge up slightly month-over-month, rising 0.35% above June’s average. This combination of stable month-to-month pricing and increased supply means buyers are benefiting from more choice and better negotiating conditions.
Listings & Inventory
Inventory levels continue to trend upward, creating a healthier market balance:
- New listings: 1,552 in July (↑ 17.22% year-over-year, ↓ 5.30% from June)
- Active listings: 2,782 (↑ 30.06% year-over-year, ↑ 1.60% month-over-month)
- Months of inventory: 5.4 (up from 4.2 in July 2024)
These figures signal a shift away from the intense seller’s market of recent years and toward a more balanced environment.
What This Means for You
For buyers, increased inventory means more selection and stronger negotiating opportunities. For sellers, steady demand shows that well-priced homes are still attracting buyers. With the market continuing to adjust, strategy is key on both sides.
