As we settle into autumn across Georgian Bay, the September real estate numbers give us a useful look at how the market is changing across Midland, Penetanguishene, Tiny Township and Tay Township.
Across our four communities, there were 70 homes sold in September, compared with 85 in August. Buyers had 231 new listings to consider, while the number of active listings at the end of the month sat at 564.
Average sale prices varied from community to community, and benchmark prices edged lower across all four areas. Homes are also taking different amounts of time to sell, reinforcing the importance of understanding what is happening in your specific neighbourhood and property category.
Let’s take a closer look at the September numbers.
Midland Real Estate Market

September saw 26 homes sold in Midland, down from 30 in August. There were 82 new listings during the month, up from 60 in August, giving buyers more fresh opportunities to explore.
The average sale price was $588,185, with homes selling for approximately 95% of their list price. The average time on market was 65 days.
Midland’s benchmark price was $486,500, a decrease of 0.63% from the previous month. There were 162 active listings at the end of September, almost unchanged from August’s 163.
The increase in new listings, alongside fewer sales, means buyers have more choice than they might have earlier in the summer. For sellers, this makes preparation, realistic pricing and a well-presented listing particularly important. With homes taking longer to sell, it is worth planning for a potentially longer marketing period rather than expecting an immediate offer.
Penetanguishene Real Estate Market

Penetanguishene recorded seven home sales in September, down from 15 in August. New listings increased slightly from 29 to 32, while active listings remained relatively steady at 79.
The average sale price reached $635,714, and properties sold for approximately 95.4% of their list price. The average time on market was 39 days.
The benchmark price was $530,500, down 1.34% from August.
The drop in sales activity is worth watching, particularly alongside the number of properties available. With 79 active listings and seven sales during the month, buyers have options to consider and compare.
For buyers, this can create opportunities to take a considered approach and negotiate where appropriate. Sellers should pay close attention to recent comparable sales and the competition currently on the market. A property’s location, condition and pricing will all play a role in attracting the right buyer.
Tiny Township Real Estate Market

Tiny Township continued to see activity across its mix of rural properties, family homes and waterfront opportunities. There were 22 sales in September, compared with 25 in August.
New listings increased from 72 to 77, while active listings declined from 215 to 199.
The average sale price was $807,234, with properties selling for approximately 93.7% of their list price. The average time on market was 45 days.
Tiny Township’s benchmark price was $580,500, down 1.14% from the previous month.
It’s important to remember that Tiny Township covers a wide range of property types and price points. A waterfront property and an inland family home may attract very different buyers, and their sale prices can vary considerably.
For example, the September waterfront figures included three sales, with an average sale price of $1,870,000. That figure reflects a small number of transactions and should not be taken as representative of every waterfront property in Tiny. Inland properties recorded 19 sales, with an average sale price of $639,429.
For both buyers and sellers, looking at comparable properties in the right location and category is particularly important in a community as diverse as Tiny Township.
Tay Township Real Estate Market

Tay Township recorded 15 sales in September, matching August’s total. New listings declined from 59 in August to 40 in September, while active listings fell from 143 to 124.
The average sale price was $662,667, with properties selling for approximately 92.8% of their list price. The average time on market was 34 days.
Tay Township’s benchmark price was $510,700, a decrease of 0.82% from August.
Although sales remained steady, the reduction in new and active listings suggests that fewer properties entered the market compared with the previous month. Buyers still have options, but the experience can differ depending on the type of property and its location.
For sellers, the sale-to-list ratio is a useful reminder that asking prices and final sale prices are not always the same. Pricing a property in line with current market conditions can help attract serious buyers and support a successful sale.
The Bigger Picture: Georgian Bay Real Estate in September
Looking across Midland, Penetanguishene, Tiny Township and Tay Township, several themes stand out.
Sales activity slowed
There were 70 sales across the four communities in September, compared with 85 in August. Penetanguishene experienced the largest month-over-month decline in sales, while Tay Township held steady.
New listings increased overall
A total of 231 new listings came to market, up from 220 in August. Midland, Penetanguishene and Tiny Township all recorded increases, while Tay Township saw fewer new listings.
This gave buyers additional opportunities to explore, although the options available varied by community and property type.
Active listings declined
There were 564 active listings across the four communities at the end of September, compared with 601 in August. Tiny Township and Tay Township accounted for much of that decline, while Midland and Penetanguishene remained relatively steady.
Benchmark prices edged lower
All four communities recorded a month-over-month decrease in benchmark prices:
- Midland: $486,500, down 0.63%
- Penetanguishene: $530,500, down 1.34%
- Tiny Township: $580,500, down 1.14%
- Tay Township: $510,700, down 0.82%
Benchmark prices provide a useful way to track price trends over time. They are different from average sale prices, which can change depending on the mix of properties sold during a particular month.
Selling timelines varied
The days-on-market figures also differed across our communities. Midland recorded 65 days, Penetanguishene 39 days, Tiny Township 45 days and Tay Township 34 days.
These differences highlight why a broad regional headline rarely tells the whole story. The location, price range, condition and type of property can all influence how quickly a home sells.
What Does This Mean for Buyers and Sellers?
If you’re thinking about buying
September’s figures suggest that buyers have a range of properties to consider across Georgian Bay. More new listings came to market overall, and sale-to-list ratios remained below 100% in all four communities.
That doesn’t mean every property will offer the same negotiating opportunity. Desirable homes that are priced appropriately can still attract interest, so understanding local comparable sales remains essential.
If you’re thinking about selling
The September market reinforces the value of a thoughtful selling strategy. With sales activity lower overall and homes taking different amounts of time to sell, it is important to understand your competition and price your property according to current market conditions.
Your home’s value will depend on more than a regional average. Recent comparable sales, property condition, location and the features that matter to buyers in your area all help build a clearer picture.
A little preparation and a well-planned marketing strategy can make a meaningful difference.
