Market Report For Our Communities – June 2026

The summer real estate market continued to build momentum throughout June, with buyers and sellers remaining active across Midland, Penetanguishene, Tiny Township and Tay Township. While inventory continued to grow in most communities, providing buyers with more choice, well-presented and competitively priced homes continued to attract strong interest.

Adding to the market’s steady momentum, the Bank of Canada announced it would hold its overnight lending rate at 2.25% for a sixth consecutive decision. This continued stability is helping to boost buyer confidence and create a more predictable lending environment as the busy summer market continues.

Here’s a closer look at how each of our local communities performed during June.


Midland

Midland experienced a very strong month, with the average sale price climbing to $666,831, a notable increase from May’s average of $525,460. While average prices can fluctuate from month to month depending on the types of homes sold, the increase highlights continued demand for quality properties within the community.

Sales activity remained healthy with 18 properties sold, while inventory continued to build. Active listings increased to 186, with 92 new listings coming to market throughout June, giving buyers considerably more choice than earlier in the spring.

Homes continued to sell at 96.8% of their asking price on average, demonstrating that well-priced properties are still attracting motivated buyers despite the increased selection available.


Penetanguishene

Following a particularly strong May, Penetanguishene’s average sale price settled at $606,429 in June. While this represents a moderation from the previous month, it reflects the natural movement that can occur as different property types and price points enter the market.

Sales activity remained steady with 14 homes sold, while buyers had access to 92 active listings and 42 new listingsthroughout the month. This healthy level of inventory continues to provide buyers with greater flexibility while creating opportunities for sellers who price their homes competitively.

Properties sold for an average of 96.2% of list price, indicating that buyer demand remains steady even as market conditions become more balanced.


Tiny Township

Tiny Township remained one of the region’s most active higher-priced markets during June. The average sale price came in at $828,636, lower than May’s exceptionally strong average but still reflecting the area’s continued appeal for waterfront, rural and lifestyle properties.

Sales activity actually increased, with 22 properties changing hands, while inventory expanded to 232 active listingsand 106 new listings entering the market throughout the month.

Homes continued to sell for an impressive 96.9% of their asking price, reinforcing that buyers remain willing to pay strong prices for desirable properties. The moderation in average price is likely more reflective of the mix of homes sold than a decline in overall demand.


Tay Township

Tay Township enjoyed another active month, recording the highest number of sales among the four communities with 24 properties sold.

The average sale price was $596,871, representing a slight adjustment from May while remaining consistent with the community’s long-term market trends. Inventory continued to grow with 160 active listings and 66 new listings, giving buyers additional opportunities as the summer market progresses.

With homes selling for an average of 96.5% of list price, the market remains competitive while offering buyers a little more negotiating room than during the peak spring months.


The Big Picture

June continued the trend toward a healthier and more balanced real estate market across our local communities.

Several encouraging patterns emerged throughout the month:

  • Inventory continued to increase across all four communities, giving buyers more selection and greater flexibility.
  • Stable interest rates are helping maintain buyer confidence, with the Bank of Canada’s sixth consecutive rate hold providing welcome certainty.
  • Well-priced homes continue to sell, with every community recording average sale-to-list ratios above 96%.
  • Sales activity remained healthy throughout the region, demonstrating that buyers are still making confident purchasing decisions despite having more options available.

Rather than signalling a slowdown, June suggests the market is finding a more sustainable pace after the fast-moving conditions experienced over the past several years. Buyers have more opportunities to find the right home, while sellers who price strategically and present their properties well continue to achieve excellent results.
