The average sale price came in at $831,428, which is 7.77% lower than July 2024. However, prices did edge up slightly month-over-month, rising 0.35% above June’s average. Inventory levels continue to trend upward, creating a healthier market balance:

  • Active listings: 2,782 (↑ 30.06% year-over-year, ↑ 1.60% month-over-month)
  • Months of inventory: 5.4 (up from 4.2 in July 2024)
