A closer look at what happened across Midland, Penetanguishene, Tiny and Tay
As summer winds down, the Georgian Bay real estate market continues to settle into a more measured pace.
August brought a mix of stronger and softer numbers across our four communities. Midland saw an increase in sales and a noticeable drop in active inventory, while Tiny and Tay experienced fewer sales than July. Penetanguishene remained relatively steady in terms of sales, although homes took longer to sell.
One thing that stands out this month is the difference between average sale prices and benchmark prices. Average prices moved considerably in some communities, but benchmark prices remained much more stable. That tells us that the types of properties selling in a given month can have a big impact on the average, and that looking at one number alone doesn’t tell the whole story.
The Bank of Canada also continued to hold its overnight rate at 2.25% throughout August, and that rate remained unchanged at the September 2 announcement.
So, let’s take a closer look at what happened locally.
Midland
August was a busier month for Midland when it came to sales.
There were 30 properties sold, up from 24 in July. At the same time, active listings fell from 186 to 163, while new listings dropped from 76 to 60.
The average sale price was $536,132, compared with $616,659 in July. While that looks like a significant month-over-month drop, the benchmark price tells a different story. Midland’s benchmark came in at $489,600, down just 1.61% from the previous month.
That’s an important distinction. Average sale prices can move quite a bit depending on the mix of properties that sell during a particular month. The benchmark is designed to provide a more consistent picture of underlying price trends.
Homes also sold a little faster in August, with a median of 35.5 days on market, compared with 40.5 days in July.
With 5.4 months of inventory, Midland continues to offer buyers choice while giving sellers a market where pricing and presentation remain important.

Penetanguishene
Penetanguishene remained fairly steady in terms of sales, with 15 properties sold in August, compared with 14 in July.
The average sale price increased to $599,293, up from $563,000 in July. Once again, however, the benchmark provides a more measured picture. The benchmark price was $537,700, down just 0.81% from the previous month.
Inventory continued to tighten. Active listings dropped from 88 to 80, while new listings fell from 42 to just 29.
One noticeable change was the time it took for properties to sell. The median days on market increased from 25.5 days in July to 57 days in August.
That combination of fewer new listings, slightly higher sales and longer selling times suggests buyers still had options, but properties weren’t necessarily moving as quickly as they had earlier in the summer.

Tiny Township
Tiny continues to have the highest average sale price of our four communities, with August coming in at $900,952, up from $858,918 in July.
But there’s an interesting story underneath that number.
The benchmark price was $587,200, down only 0.86% from July. At the same time, sales dropped from 33 to 25, while new listings fell from 91 to 72.
Active inventory also edged lower, from 226 properties in July to 215 in August.
Properties in Tiny had a median of 44 days on market, up from 32 days in July, and the community finished the month with 8.6 months of inventory.
So while the average sale price moved higher, the broader market indicators point toward a quieter pace. The higher average appears to have been influenced by the mix of properties that sold during the month rather than a broad jump in benchmark values.
That’s exactly why we like to look at several numbers together.

Tay Township
Tay saw one of the biggest changes in average sale price this month.
The August average came in at $655,627, compared with $566,165 in July. But, just like the other communities, the benchmark price tells a much steadier story.
Tay’s benchmark was $514,900, down 1.49% from July.
Sales declined from 20 to 15, while active listings remained almost unchanged at 143. Interestingly, new listings actually increased slightly, from 55 in July to 59 in August.
The median days on market increased from 25 to 32 days, and Tay ended August with 9.5 months of inventory, the highest of the four communities.
For buyers, that means there continues to be a good amount of choice. For sellers, it reinforces the importance of understanding how your particular property compares with the competition rather than relying solely on broad market averages.

So, what can we take away from August?
Benchmark prices remained relatively stable across all four communities. Month-over-month changes ranged from a decrease of 0.81% in Penetanguishene to a decrease of 1.61% in Midland.
At the same time, average sale prices moved considerably more:
- Midland: $536,132
- Penetanguishene: $599,293
- Tiny: $900,952
- Tay: $655,627
Those averages don’t necessarily mean home values suddenly changed by the same amount. The properties that sell in any given month can have a significant effect on the average.
Sales activity was mixed. Midland was up from 24 sales to 30, while Penetanguishene increased slightly from 14 to 15. Tiny dropped from 33 to 25, and Tay declined from 20 to 15.
Inventory also tightened in most areas. Active listings decreased in Midland, Penetanguishene and Tiny, while Tay remained almost unchanged.
Another trend worth watching is days on market. Three of the four communities saw properties take longer to sell in August, with Penetanguishene seeing the biggest increase.
Overall, the market continues to look balanced rather than frantic. Buyers have options, sellers need to pay attention to pricing and competition, and neither side appears to be operating in the same high-pressure environment we saw during some of the more intense periods of the market.
What Buyers & Sellers Should Watch Moving Forward
For Buyers
There is still choice across Georgian Bay, particularly in communities where months of inventory remain elevated.
With the Bank of Canada maintaining the overnight rate at 2.25%, borrowing conditions have remained relatively stable. The Bank also held the rate at its September 2 announcement, while noting that economic and inflation risks remain uncertain.
For buyers, that means September may be a good time to focus less on trying to predict where the market is going and more on finding the right property at a price that makes sense for your circumstances.
For Sellers
The August numbers reinforce something we’ve been saying throughout the summer:
Pricing matters.
With buyers having more choice and properties taking longer to sell in several communities, getting the initial pricing strategy right can make a significant difference.
The goal isn’t simply to be the cheapest property on the market. It’s to understand the competition, understand what buyers are actually looking for, and position your home accordingly.
And with fewer new listings coming onto the market in Midland, Penetanguishene and Tiny, the right property can still stand out.
August didn’t bring a dramatic shift in the Georgian Bay market. Instead, it continued a trend we’ve been watching throughout the summer: a more balanced market where the details matter.
Sales, inventory, days on market, benchmark prices and average sale prices are all telling slightly different stories. That’s why looking at the complete picture is more useful than focusing on any single number.
As we move into September and the traditionally busier fall market, we’ll be watching to see whether sales activity picks up, whether inventory continues to tighten, and how buyers and sellers respond to the changing season.
